Who do you typically work with during an estate sale?
We primarily work with executors, families, trustees, and real estate professionals who are responsible for preparing a home for sale. In many cases, our clients are managing the process from a distance or under time pressure, and need a single, reliable point of contact they can trust.
What happens to personal or sensitive items found in the home?
Personal or sensitive items are identified and separated from general contents. We follow a clear process for identifying, documenting, and setting aside items of importance before any removal, donation, or disposal takes place. Nothing proceeds without prior agreement on how those items should be handled. We can also coordinate certified document shredding and secure hard drive disposal through an approved provider.
What services are not included in estate preparation packages?
Estate preparation packages include the core market-ready scope only. Anything listed in our Add-On Services menu is not included by default. I.e., hazardous material clean-up is excluded. If additional services are required, we will clearly outline the scope and costs in advance, and where needed we will coordinate work through approved, vetted partners.
Do I need to be on-site during the preparation process?
No. Most of our clients are not on site during the work. Once the scope and approvals are confirmed, we manage the entire preparation process on your behalf and provide regular updates, photos, and clear documentation so you remain informed without needing to be physically present.
Can services be customized beyond the standard packages?
Yes. While our core packages are designed to cover the most common estate preparation needs, additional services can be added or adjusted based on the condition of the home and your priorities. Add-ons allow you to tailor the scope without committing to work you don’t need.
How do add-on services like cleaning, staging upgrades, or repairs get priced?
Add-on services are priced based on the specific property conditions and scope required, and are always quoted and approved before work proceeds. If an add-on requires a specialist trade or third-party provider, we will coordinate the service through approved partners, and all costs are documented as part of the agreed scope.
